NOTICE OF SUBSTITUTE TRUSTEE'S SALE WHEREAS, on September 3, 2020, DAVID A. WIGLEY executed a Deed of Trust to Terry L. Caves, Trustee for THE FIRST, which is recorded as Instrument No. 2020-8936-T-J1 in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and WHEREAS, RENASANT BANK, surviving entity of merger with THE FIRST, appointed G. Martin Warren, Jr. as Substitute Trustee by instrument dated June 11, 2026, and recorded as Instrument No. 2026-11944-T-J1 in the aforesaid Chancery Clerk's office; and WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, which default has continued for a period of time necessary for the holder to declare the entire unpaid balance immediately due and payable, and RENASANT BANK, the holder of the Deed of Trust as aforesaid, having requested the undersigned Substitute Trustee so to do, I will on the 17th day of July, 2026, offer for sale at public outcry and sell during the legal hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., at the East main door of the Harrison County Courthouse, Gulfport, Mississippi, for cash to the highest and best bidder, the following described land and property lying and being situated in Harrison County, Mississippi, and more particularly described as follows, to-wit: A parcel of land being situated and located in the Southwest Quarter (SW 1/4) of the Southwest Quarter (SW 1/4) of Section 26, Township 5 South, Range 12 West, Harrison County, Mississippi and being more particularly described as follows to-wit: Commencing at the Southwest corner of the SW 1/4 of the SW 1/4 of Section 26, Township 5 South, Range 12 West, Harrison County Mississippi thence N00° 22' 54" W a distance of 440.74 feet to the POINT OF BEGINNING; thence N00° 22' 54" W a distance of 208.93 feet; thence N00° 32' 55" W a distance of 17.78 feet; thence S89° 25' 36" E a distance of 1311.14 feet to the West margin of Borzik Road; Thence S00° 31' 36" E along said West margin a distance of 174.45 feet; thence N77° 13' 00" W a distance of 53.96 feet; thence S86° 58' 03" W a distance of 176.97 feet; thence S87° 47' 36" W a distance of 1082.57 feet to the point of beginning.
