NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, on January 24, 2025, Wesley Martin executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for AmeriHome Mortgage Company, LLC, its successors and assigns.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated January 24, 2025, executed by Wesley Martin and recorded in Book 4125, at Page 849 - and as Instrument No 202501438 - of the records of the Chancery Clerk of Jackson County, Mississippi; and which aforesaid Instrument conveys to Real Advantage Title Insurance Company, Trustee and to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for AmeriHome Mortgage Company, LLC, its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for AmeriHome Mortgage Company, LLC, its successors and assigns assigned said Deed of Trust to AmeriHome Mortgage Company, LLC via an instrument dated January 15, 2026 and recorded in Book 4213, Page 780 - and as Instrument No. 202600914 - in the office of the Chancery Clerk of Jackson County, Mississippi; and
WHEREAS, AmeriHome Mortgage Company, LLC appointed Marinosci Law Group PC as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated March 5, 2026 and recorded in Book 4225, Page 111 -and as Instrument No. 202604446 of the records of the Chancery Clerk of Jackson County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on July 17, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the West front door of the Jackson County Courthouse, located at 3104 Magnolia Street, Pascagoula, Mississippi, the following described property located and situated in Jackson County, Mississippi, to wit:
Lot 229, Part 7 of Espana Woods Subdivision, Parts 6 and 7, Jackson County, Mississippi, Less that part described as: Beginning at the Southwest corner of said Lot 229 and run East along the South line of said Lot 229, a distance of 132.50 feet to the West margin of Cotez Circle; thence North along said West margin a distance of 3.0 feet; thence South 88 degrees 42 minutes 20 seconds West a distance of 132.53 feet to the Point of Beginning, as per map or plat thereof on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 13 at Page 11.

As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
