SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE

WHEREAS, on January 14, 2014, Sanford G. Lyda and Bennie Sue Lyda, his wife, as joint tenanats with the full right of survivorship and not as tenants in common, executed a certain Deed of Trust to FNC Title Services, LLC, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc. as Beneficiary, as nominee for American Advisors Group, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, on January 30, 2014, in Book 3191, Page 343-355, as Document Number 201401224.
WHEREAS, Carrington Mortgage Services LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on May 29, 2026 in Book 4249, in Page 253-254, as Document Number 202610763; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Carrington Mortgage Services LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on July 22, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the west front door of the Jackson County Courthouse in Pascagoula, Jackson County, Missisisippi, to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to wit:
Lot 286, Section 3, Pinecrest Park Subdivision, as per plat thereof recorded in Plat Book 3, Page 39, Record of Official Plats on file in the Offices of the Chancery Clerk of Jackson County, Mississippi.
More commonly known as: 2610 Belair Street, Pascagoula, MS 39567
I will convey only such title as vested in me as Substituted Trustee.
