NOTICE OF SUBSTITUTED TRUSTEE'S SALE WHEREAS, on 06/22/2023, JORDAN SPURLOCK AND SAMANTHA SPURLOCK, HUSBAND AND WIFE executed a Promissory Note payable to the order of The Federal Savings Bank. WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 06/22/2023, executed by JORDAN SPURLOCK AND SAMANTHA SPURLOCK, HUSBAND AND WIFE and being recorded on 06/26/2023 in Book 4001, Page 501 as Document No. 202312313 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to Khechok Langchung / Assistant Controller, A Federal Savings Bank, The Federal Savings Bank, Trustee and to The Federal Savings Bank, as Lender, Mortgage Electronic Registration Systems, Inc., as Beneficiary, the hereinafter described property; and WHEREAS, Mortgage Electronic Registration Systems, Inc as nominee for The Federal Savings Bank., as Beneficiary assigned said Deed of Trust to The Federal Savings Bank via an instrument filed of record on November 13, 2023 as Document No. 202322103, in Book 4032, and at Page 554 in the office of the Clerk of the Jackson County, State of Mississippi; and WHEREAS, The Federal Savings Bank appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 02/04/2025 and recorded on 02/10/2025 in Book 4128, Page 335 of the records of the Jackson County, State of Mississippi and WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 06/24/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson County, Mississippi, to wit: A TRACT OF LAND SITUATED IN SECTION 2, TOWNSHIP 7 SOUTH, RANGE 6 WEST, JACKSON COUNTY, MISSISSIPPI, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT THE SOUTHEAST CORNER OF THE NORTH HALF OF THE SOUTH HALF OF SECTION 2, THENCE WEST 840.00 FEET TO THE POINT OF BEGINNING; THENCE WEST 420.00 FEET; THENCE NORTH 0 DEGREES 03 MINUTES 38 SECONDS EAST 594.48 FEET TO THE SOUTH MARGIN OF ROBERTS ROAD; THENCE SOUTH 89 DEGREES 24 MINUTES 47 SECONDS EAST 345.02 FEET; THENCE SOUTH 0 DEGREES 03 MINUTES 38 SECONDS WEST 185.00 FEET; THENCE SOUTH 89 DEGREES 24 MINUTES 47 SECONDS EAST 75.00 FEET; THENCE SOUTH 0 DEGREES 03 MINUTES 38 SECONDS WEST 405.18 FEET TO THE POINT OF BEGINNING. SAID TRACT CONTAINING 5.39 ACRES AND BEING THE SAME PROPERTY AS DESCRIBED IN DEED BOOK 162, AT PAGE 327, AND BOOK 375, AT PAGE 331, LAND DEED RECORDS OF JACKSON COUNTY, MISSISSIPPI. More commonly known as: 3600 ROBERTS ROAD, MOSS POINT, MS 39562 Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
