Smoot executed a deed of trust in favor of Hancock Whitney Bank, Beneficiary and Joy Lambert Phillips, Trustee, which deed of trust was recorded in the records of mortgages and deeds of trust on land in the office of the Chancery Clerk for Harrison County, Mississippi, First Judicial District on February 21, 2024 as instrument number 2024-0003279 T-J1 with respect to real property located in Harrison County commonly known as 716 S Forest Avenue, Long Beach, MS 39560, and more particularly described herein below and; WHEREAS, Hancock Whitney Bank, formerly known as Hancock Bank, the present owner and holder of the above-described Deed of Trust, has heretofore substituted William P. Wessler as Trustee in said deed of trust by instrument dated May 27, 2026 and recorded in the aforesaid Chancery Clerk's Office on May 27, 2026 as instrument number 2026-0010294 T- J1, and; WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared due and payable in accordance with the terms of said Deed of Trust, Hancock Whitney Bank, f/k/a Hancock Bank, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees,Trustee's fees and expenses of sale; NOW, THEREFORE, I, William P.
