NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 03/26/2012, BETTY C LEWIS, executed a Promissory Note payable to the order of METLIFE HOME LOANS, A DIVISION OF METLIFE BANK, N.A as Lender.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 03/26/2012, executed by BETTY C LEWIS, A WIDOW and being recorded on 04/04/2012 in Book 3035, Page 16 as Document No. 201205434 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to LUCKETT LAND TITLE, INCORPORATED, Trustee and to METLIFE HOME LOANS, A DIVISION OF METLIFE BANK, N.A., as Beneficiary, the hereinafter described property; and
WHEREAS, SECRETARY OF HOUSING AND URBAN DEVELOPMENT assigned said Deed of Trust to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as owner trustee for Cascade Funding Mortgage Trust AB2 via an instrument filed of record on April 22, 2026 as Document No. 202607938, in Book 4238, and at Page 98-100 in the office of the Clerk of the Jackson County, State of Mississippi; and
WHEREAS, Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as owner trustee for Cascade Funding Mortgage Trust AB2 appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 05/14/2026 and recorded on 05/18/2026 as Document No. 202609755, in Book 4245, Page 337 of the records of the Jackson County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 06/24/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the West Front Door, Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson County, Mississippi, to wit:
COMMENCING AT A POINT ON THE WEST MARGIN OF MACPHELAH STREET OPPOSITE THE MACPHELAH CEMETARY, WHICH POINT IS THE NORTH EAST CORNER OF THE PROPERTY HEREIN DESCRIBED IN THE DEED FROM ARTHUR D. WHITE AND WIFE TO J.C. WILLIAMS AND WIFE, DATED 08/27/54, RECORDED IN DEED BOOK 143, PAGES 137 AND 138, OF LAND DEED RECORDS OF JACKSON COUNTY, MISSISSIPPI, AND FROM SAID POINT OF BEGINNING, RUN NORTH ALONG THE WEST MARGIN OF MACPHELAH STREET A DISTANCE OF 133.0 FEET TO THE SOUTHEAST CORNER OF THE ADJACENT PROPERTY ON THE NORTH SIDE; THENCE IN A WESTERLY DIRECTION, A DISTANCE OF 200.00 FEET; THENCE IN A SOUTHERLY DIRECTION, A DISTANCE OF 136.00 FEET TO THE NORTH MARGIN OF THE SAID WILLIAMS PROPERTY, THENCE IN A EASTERLY DIRECTION ALONG THE NORTH MARGIN OF THE WILLIAMS PROPERTY A DISTANCE OF 200.00 FEET TO THE WEST MARGIN OF MACPHELAH ROAD AND THE POINT OF BEGINNING; BEING PART OF THAT PROPERTY DESCRIBED IN THE DEED FROM J.C. RYDER AND WIFE, TO JOHN T. GATLIN AND WIFE, DATED 1-31-53 AND RECORDED IN BOOK 130, PAGE 349 OF THE LAND DEED RECORDS OF JACKSON COUNTY, ALL BEING IN CLAIM SECTION 36, TOWNSHIP 7 SOUTH, RANGE 6 WEST.
THIS ALSO BEING THE SAME AS THAT CONVEYED TO GRANTOR AUGUST 18, 2005, AND RECORDED IN DEED BOOK 1390, PAGES 838-840, LAND DEED RECORDS OF JACKSON COUNTY, MISSISSIPP.
More commonly known as: 5305 MACPHELAH ROAD, PASCAGOULA, MS 39567
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
Please be advised that the trustee may require entity or trust bidders at this trustee's sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a trustee's deed upon sale will be issued for covered transfers.
