NOTICE NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF 1ST DISTRICT HARRISON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated May 17, 2007, executed by DENNIS E. SMITH and MARION A. LADNER and LISA H. SMITH and JO E. LADNER conveying certain real property therein described to MISSISSIPPI TITLE & APPRAISAL CO., INC., as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR GREATER UNITED HOME FUNDING , Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Harrison County, Mississippi filed and recorded May 22, 2007, at Instrument Number 2007 10489 T -J1; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to U.S. Bank Trust National Association, as Trustee for LB-Treehouse Series VI Trust; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on June 24, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the front door on the east side of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Harrison County, Mississippi, to wit: LOT 34, REPLAT OF ROBIN OAKS ESTATES, AS PER THE OFFICIAL MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HARRISON COUNTY, FIRST JUDICIAL DISTRICT, MISSISSIPPI. TOGETHER WITH THAT SS9811 DOUBLEWIDE MANUFACTURED HOME WITH A WIDTH OF 32 & A LENGTH OF 80 BEARING IDENTIFICATION NUMBER 49456A/B WHICH BY INTENTION OF THE PARTIES AND UPON RETIREMENT OF THE CERTIFICATE OF TITLE SHALL CONSTITUTE A PART OF THE REALTY AND SHALL PASS WITH IT. INDEXING INSTRUCTIONS: LOT 34, REPLAT OF ROBIN OAKS ESTATES, HARRISON COUNTY, MISSISSIPPI PROPERTY ADDRESS: The street address of the property is believed to be 18145 ROBIN OAKS DRIVE, GULFPORT, MS 39503. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control. Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
