WHEREAS, on Sept 30, 2024, DELROY WALLACE, married man, executed a certain Deed of Trust to JUANITA P. KUHNER, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for HANCOCK WHITNEY BANK, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, on October 11, 2024, in Book 4103 Pages 573-586 as Document # 202419327.
WHEREAS, ROCKET MORTGAGE, LLC, the current holder and/or assignee, substituted THE LAW OFFICES OF HERSCHEL C. ADCOCK, JR., LLC as Trustee by instrument recorded in the Chancery Clerk's Office on May 15, 2026 in Book 4245, in Pages 264-265, as Document # 202609736; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, ROCKET MORTGAGE, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on June 26, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Jackson County in Pascagoula, Mississippi, to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to wit:
Lot 157, Harpersville, 2nd Section, a subdivision according to the map or plat thereof on file and of record in the Office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 7, at Page 27.
