STATE OF MISSISSIPPI COUNTY OF JACKSON SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on August 31, 2022, Maha Lakshmi Corporation (Grantor), by and through its President, executed a Deed of Trust to Bank of George (Beneficiary) and Schwartz, Orgler & Jordan, PLLC (Trustee), which was recorded on August 31, 2022 as Instrument No. 202220212 in Deed of Trust Book 3935, Pages 583-598 in the office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, on or about July 6, 2022, the shareholders of Bank of George voted to change the name of said corporation to GBank, which name change was registered with the Mississippi Department of Banking and Consumer Finance; and WHEREAS, GBank f/k/a Bank of George substituted Heidelberg, Steinberger & Burrow, P.A. as Substitute Trustee in and for said Deed of Trust as authorized by the terms thereof, by instrument dated April 21, 2026, and recorded on April 27, 2026 as Instrument No. 202608306, Deed of Trust Book 4239, Page 635 with the Jackson County Chancery Clerk; and WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared by the Beneficiary to be due and payable and having requested the Substitute Trustee to exercise his obligations under the trust, by foreclosing and selling said real property in accordance with the Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale; NOW, THEREFORE, I, Stephen W. Burrow for, and on behalf of, Heidelberg, Steinberger & Burrow, P.A. Substitute Trustee for the above Deed of Trust will on June 16, 2026, offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between 11:00 a.m. and 4:00 p.m.) at the West Main Door of the Jackson County Courthouse located in Pascagoula, Mississippi, the following described land and real property located in Jackson County, Mississippi, as follows: A parcel of land located in the North 1/2 of Tract 184, Block 3, Suburban Acres Subdivision per Plat Book 1, Page 56, and in Section 12, Township 7 South, Range 9 West, Jackson County, Mississippi, being more particularly described as: Commencing at an existing iron pipe marking the SW comer of the North 1/2 of said Tract 184; thence run North 02 degrees 11 minutes 30 seconds West for a distance of 330.24 feet to an iron rod on the apparent South margin of Cook Road; thence run North 88 degrees 17 minutes 07 seconds East along said South margin for a distance of 152.0 feet to an iron rod and the Point of Beginning; thence run North 88 degrees 17 minutes 07 seconds East along said South margin for a distance of 152.0 feet to an iron rod; thence run South 02 degrees 11 minutes 30 seconds East for a distance of 330.31 feet to an iron rod; thence run South 88 degrees 17 minutes 53 seconds West for a distance of 152.0 feet to an iron rod; thence run North 02 degrees 11 minutes 30 seconds West for a distance of 330.27 feet to the Point of Beginning. The undersigned Substitute Trustee will convey only such title as is vested in him by virtue of the above described Land Deed of Trust, and will convey said property in an "as is" condition.
