SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on March 8, 2019, Samantha L. Melan and Ronald J. Melan executed a Deed of Trust to Schwartz, Orgler & Jordan PLLC, as Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns, which is recorded as Instrument No. 2019-2003-T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and WHEREAS, the Deed of Trust was assigned to Alabama Housing Finance Authority by instrument recorded as Instrument No. 2026-0007589-T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and WHEREAS, Underwood Law Firm PLLC has been duly appointed as Substituted Trustee by instrument recorded as Instrument No. 2026-0008227-T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and Alabama Housing Finance Authority, the holder of the indebtedness and the beneficiary under the Deed of Trust, has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust. NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on June 24, 2026, within legal hours (between 11:00 a.m. and 4:00 p.m.), at the east front door of the Harrison County Courthouse (First Judicial District) in Gulfport, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property situated in Harrison County, Mississippi, being the same property described in the Deed of Trust: Lot Seventy-Four (74), COUNTRY HILLS SUBDIVISION, a subdivision according to the official map or plat thereof on file and record in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 40 at Page 27 thereof, reference to which is hereby made in aid of and as a part of this description. The property will be conveyed only as title is vested in the Substituted Trustee without warranty. The sale is subject to prior liens, unpaid taxes, easements, and matters of record.
