TRUSTEE'S NOTICE OF SALE WHEREAS, on the 15th day of March, 2024, Christopher Jackson, executed a Deed of Trust to Michael L. Fondren, Trustee, which Deed of Trust is of record in the Office of the Chancery Clerk of Jackson County, Mississippi, in Deed of Trust Book 4055, Page 661, and WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust to do so, notice is hereby given that, I, Michael L. Fondren, Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the West front door of the Main Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, Jackson County, Mississippi, on the 27th day of May, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in Jackson County, State of Mississippi, to-wit: That part of Lot D, Share 5, and Lot D, Share 4, of the W. G. Elder Estate Subdivision, per plat thereof recorded in Official Plat Book 1, Page 18, now on file in the office of the Chancery Clerk of Jackson County, Mississippi, described by metes and bounds, as follows: COMMENCING at a point where the West margin of Stauter Street intersects the Nort5h margin of Pine Island Road and run thence North along the West margin of Stauter Street a distance of 286 1/2 feet to the POINT OF BEGINNING; from said Point of Beginning, run thence West a distance of 186 1/4 feet to the Southeast corner of a tract of land conveyed to William L. Freeman and wife, by Deed recorded in Deed Book 157, Page 133; thence run North along the East margin of said Freeman land, a distance of 70 feet; thence run East a distance of 186 1/4 feet to the West margin of said Stauter Street; thence run South along the West margin of said Stauter Street a distance of 70 feet to the POINT OF BEGINNING. Title to the above-described property is believed to be good, but I will convey only such title as is vested in me as Trustee. WITNESS, my signature on this 28th day of April, 2026. Michael L.
