Notice NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF JACKSON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated September 3, 1999, executed by ROBERT EUGENE GALARY and JUNE CECELIA GALARY conveying certain real property therein described to JEFF SURRATT, as Trustee, for GREEN TREE FINANCIAL SERVICING CORPORATION, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Jackson County, Mississippi filed and recorded September 8, 1999, in Deed Book 1584, Page 38; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Wells Fargo Bank N.A., not in its individual or banking capacity, but solely as trustee for Green Tree 2008-MH1; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on June 15, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Jackson County, Mississippi, to wit: A TRACT OF LAND SITUATED IN SECTION 28, TOWNSHIP 5 SOUTH, RANGE 7 WEST, JACKSON COUNTY, MISSISSIPPI, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT THE NORTHEAST CORNER OF SECTION 28; THENCE WEST 13.01 FEET TO THE WEST MARGIN OF OLD KELLEY ROAD; THENCE SOUTH 0 DEGREES 49 MINUTES, 49 SECONDS WEST ALONG THE WEST MARGIN OF OLD KELLY ROAD 420.00 FEET TO THE POINT OF BEGINNING; THENCE SOUTH 0 DEGREES, 49 MINUTES 49 SECONDS WEST ALONG THE WEST MARGIN OF OLD KELLY ROAD 150.00 FEET; THENCE WEST 1287.07 FEET; THENCE NORTH 0 DEGREES, 49 MINUTES, 20 SECONDS WEST 150.00 FEET; THENCE EAST 1291.39 FEET TO THE POINT OF BEGINNING. SAID TRACT CONTAINING 4.44 ACRES MORE OR LESS. AND ALSO: A 1997 CHANDELEUR 28' X 66' MOBILE HOME, SERIAL # 970482 PROPERTY ADDRESS: The street address of the property is believed to be 16825 OLD KELLY RD, VANCLEAVE, MS 39565. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control. Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser's tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule.
