SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on December 4, 2020, Lonnie Blaylock and Myrtle Blaylock as joint tenants with full rights of survivorship and not as tenants in common, executed a certain deed of trust to William Lee Guice, III, Trustee for the benefit of Keesler Federal Credit Union, which deed of trust is of record in the Office of the Chancery Clerk of Jackson County, State of Mississippi in Book 3735 at Page 350; and WHEREAS, Keesler Federal Credit Union has heretofore substituted McPhail Sanchez, LLC as Trustee by instrument dated April 16, 2026 and recorded in the aforesaid Chancery Clerk's Office in Book 4236 at Page 517; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Keesler Federal Credit Union, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, McPhail Sanchez, LLC, Substituted Trustee in said deed of trust, will on June 4, 2026 offer for sale at public outcry through duly appointed auctioneer and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at West Front Door of the Jackson County Courthouse, located at 3104 Magnolia Street, Pascagoula, MS 39567 to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to-wit: That certain tract, piece or parcel of land situated in Claim Section 37, Township 4 South, Range 5 West, Jackson County, Mississippi, more particularly as follows, to-wit: Commencing at the Southeast corner of the Northwest Quarter of the Northwest Quarter of Claim Section 37, Township 4 South, Range 5 West, Jackson County, Mississippi, and run thence North along the East line of said forty a distance of 120.2 feet to a point on the North margin of Tanner Williams Road; thence run North 77 degrees 30 minutes West along the North margin of said road a distance of 270 feet to and for the Point of Beginning; thence run North 12 degrees 30 minutes East a distance of 494.6 feet; thence run North 77 degrees 30 minutes West a distance of 270 feet; thence run South 12 degrees 30 minutes West a distance of 494.6 feet to a point on the North margin of said road; thence run South 77 degrees 30 minutes East along the North margin of said road a distance of 270 feet to the Point of Beginning. I WILL CONVEY only such title as vested in me as Substituted Trustee. ATTENTION ALL PROSPECTIVE BIDDERS: On March 1, 2026, the data collection and reporting requirements under the U.S. Financial Crimes Enforcement Network (FinCEN) new Anti-Money Laundering Rule (Rule), found at 89 FR 70258, went into effect. The Rule applies to certain residential real estate sale transactions (including some that go beyond the typical one-to-four family residence) where the transfer is to a legal entity or trust, and which includes cash purchases, private financing or financing provided by an institution not subject to a federal Anti-Money Laundering or Suspicious Activity Report requirement. As part of this Rule, buyers and sellers are required to provide additional information and documentation about themselves, their legal entities, and/or the source of funds used in the reportable transaction. The collection of this information and documentation is required to comply with the Rule's federal reporting requirements. This notice is provided for informational purposes only and does not constitute legal advice. You are encouraged to consult with your own independent legal counsel if you have questions about how the FinCEN Anti-Money Laundering Rule affects your transaction and whether your transaction is reportable. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code, (2) to final confirmation and audit of the status of the loan with the holder of the Deed of Trust, and (3) to confirmation that the successful bidder has timely provided all information required by the Rule, 89 FR 70258.
