SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on April 20, 2010, Jimmy Sullivan and Victoria May Sullivan, husband and wife executed a certain deed of trust to Denise McLaurin, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Regions Bank d/b/a Regions Mortgage, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Harrison County, State of Mississippi in Instrument No. 2010-4284T-J1; and WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated April 8, 2026 and recorded in the aforesaid Chancery Clerk's Office in Instrument Number 2026-0006905-T-J1; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Regions Bank dba Regions Mortgage, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on May 26, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Main Door of the County Courthouse of Harrison County, located at 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash or certified funds the following described property situated in Harrison County, State of Mississippi, to-wit: A parcel of land situated and being located in the Northwest Quarter of the Northwest Quarter (NW 1/4 of NW 1/4) of Section 15, Township 7 South, Range 12 West, First Judicial District of Harrison County, Mississippi and being more particularly described as follows, to-wit: Beginning at the intersection of the west line of Section 15, Township 7 South, Range 12 West with the Southerly margin of Landon Road; thence run South 00 degrees 03 minutes 54 seconds West for a distance of 343.83 feet along the west line of Section 15, Township 7 South, Range 12 West; thence run South 89 degrees 56 minutes 30 seconds East for a distance of 194.49 feet; thence run North 00 degrees 18 minutes 47 seconds East for a distance of 338.08 feet to the Southerly margin of Landon Road; thence run North 85 degrees 28 minutes 32 seconds West a distance of 37.32 feet along the Southerly margin of Landon Road; thence run North 88 degrees 54 minutes 42 seconds West for a distance of 158.78 feet along the Southerly margin of Landon Road to the Point of Beginning. Said parcel being subject to an easement to South Central Bell upon, over and under a strip of land thirty (30) feet by thirty (30) feet wide situated in the above described property and said easement being more particularly described as follows: Commencing at the Northwest corner of said Section 15, run thence South along the Section line for a distance of 30 feet to the South margin of Land Road and the Point of Beginning; run thence East along the South margin of Landon Road for a distance of 30 feet; run thence South and parallel to the West line of said Section 15 a distance of 30 feet; run thence West and parallel to the South margin of Landon Road for a distance of 30 feet to the West line of said Section 15, run thence North along said West line for a distance of 30 feet to the South margin of Landon Road and the Point of Beginning.
