NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 06/22/2016, MICHAEL C SIGAFOOSE A SINGLE MAN executed a promissory note payable to the order of PRIMELENDING, A PLAINSCAPITAL COMPANY as Lender
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 06/22/2016, executed by MICHAEL C SIGAFOOSE A SINGLE MAN and being recorded on 06/24/2016 in Book 3364, Page 154 as Document No. 201609563 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to ALLAN B POLUNSKY, Trustee and to PRIMELENDING, A PLAINSCAPITAL COMPANY as Lender, Mortgage Electronic Registration Systems, INC., as Beneficiary, the hereinafter described property; and
WHEREAS, PRIMELENDING, A PLAINSCAPITAL COMPANY assigned said Deed of Trust to Onity Mortgage Corporation F/K/A PHH Mortgage Corporation via an instrument filed of record on September 14, 2021 as Document No. 202124181, in Book 3832, and at Page 425 in the office of the Clerk of the Jackson County, State of Mississippi; and
WHEREAS, Onity Mortgage Corporation F/K/A PHH Mortgage Corporation appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 04/08/2026 and recorded on 04/10/2026 in Book 4235, Page 9 as Document No. 202607154 of the records of the Jackson County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 05/20/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash At West Front Door, Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson County, Mississippi, to wit:
LOT TWO HUNDRED THIRTY-THREE (233) PARKTOWN EAST SUBDIVISION, A SUBDIVISION ACCORDING TO THE OFFICIAL MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, MISSISSIPPI, IN PLAT BOOK 14 AT PAGE 11 THEREOF, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION
More commonly known as: 102 VICKSBURG CT, OCEAN SPRINGS, MS 39564
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
Please be advised that the trustee may require entity or trust bidders at this trustee's sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026.
