SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS, on June 26, 2025, Jeffrey Wayne Noland, an unmarried man executed a certain Deed of Trust to DHI Title of Mississippi, Inc (Biloxi)., Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for DHI Mortgage Company, Ltd., a Texas Limited Partnership, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, on June 27, 2025, in Book 4161, Page 891-908, as Document Number 202511790.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on April 10, 2026 in Book 4235, in Page 143-144, as Document Number 202607184; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on June 10, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Jackson County in Pascagoula, Mississippi, to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to wit:
Lot 158, Talla Pointe Subdivision, Phase 4, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 26 at Page 48-50 thereof, reference to which is hereby made in aid of and as a part of this description.
More commonly known as: 11705 Wakeland Court, Ocean Springs, MS 39564
I will convey only such title as vested in me as Substituted Trustee.
