TRUSTEE'S NOTICE OF SALE
WHEREAS, on October 24, 2019, Travonta Thomas executed a Deed of Trust to Matthew B. Levison, as Trustee for Delmar Financial Company, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of Jackson County, MS, in Book 3625 at Page 141;
WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book 4046 at Page 393;
WHEREAS, on January 24, 2024, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 4046 at Page 395;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank, now known as Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on May 21, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the west main door of the Jackson County Courthouse in Pascagoula, MS, to the highest and best bidder for cash, the following described property situated in Jackson County, MS, to-wit:
Lots A, B, & C of Shamrock Court Subdivision, as per plat recorded in Plat Book 7, Page 2, Jackson Co., MS, Section 36, Township 7 South, Range 7 West, Commencing at the Northwest corner of Lot 101 and thence North 36 degrees 46 minutes 16 seconds West a distance of 25.03 feet across Circle Drive to the Southeast corner of Lot A for the Point of Beginning; thence South 78 degrees 48 minutes 25 seconds West a distance of 68.68 feet; thence North 19 degrees 50 minutes West a distance of 30 feet; thence North 5 degrees 35 minutes West a distance of 95.4 feet; thence North 6 degrees 20 minutes East a distance of 120.2 feet; thence North 55 degrees 27 minutes North a distance of 20 feet; thence South 61 degrees 55 minutes East a distance of 68.5 feet; thence South 23 degrees 25 minutes East a distance of 39.6 feet; thence South 3 degrees 50 minutes East a distance of 89.9 feet; thence South 16 degrees 15 minutes West a distance of 92 feet to the Point of Beginning; containing 0.52 acres. Together with the perpetual privileges to the pier and fishing rights on Mary Walker Bayou, conveyed in conjunction with Lots B and C.
I will convey only such title as is vested in me as Trustee, with no warranties.
