WHEREAS, on July 31, 2020, Charles Gary Rowell and Janie Kathleen Rowell, husband and wife executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Inlanta Mortgage, Inc., its successors and assigns.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated July 31, 2020, executed by Charles Gary Rowell and Janie Kathleen Rowell, husband and wife and recorded in Book 0, at Page 0 - and as Instrument No 2020-2650-T-J2 - of the records of the Chancery Clerk of the 2nd Judicial District of Harrison County, Mississippi; and which aforesaid Instrument conveys to DHI Title Mississippi, Trustee and to Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Inlanta Mortgage, Inc., its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Inlanta Mortgage, Inc., its successors and assigns assigned said Deed of Trust to Planet Home Lending, LLC via an instrument dated February 10, 2026 and recorded - and as Instrument No. 2026-0000722-T-J2 - in the office of the Chancery Clerk of the 2nd Judicial District of Harrison County, Mississippi; and
WHEREAS, Planet Home Lending, LLC appointed Marinosci Law Group PC as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated March 23, 2026 and recorded in Book 0, Page 0 - and as Instrument No 2026-0001740-T-J2 of the records of the Chancery Clerk of the 2nd Judicial District of Harrison County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on May 26, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Harrison County Courthouse (2nd Judicial District), 730 Dr. Martin Luther King Jr. Boulevard, Biloxi, MS 39530, the following described property located and situated in Harrison County, Mississippi, to with:
Lot 42, Glen Eagle Subdivision, Phase 2 as per map or plat thereof recorded in Plat Book 33, page 26-28, in the land records of the Office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi.

More commonly known as: 7073 GLEN EAGLE DR, BILOXI, MS 39532
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.
As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
