NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 12/23/2004, DARLENE MARIA DIAZ WIFE OF/AND FRANK CURTIS DIAZ executed a Promissory Note payable to the order of EquiFirst Corporation., as Lender.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 12/23/2004, executed by DARLENE MARIA DIAZ WIFE OF/AND FRANK CURTIS DIAZ and being recorded on 01/07/2005 as Document No. 2005 22228 T-J1 and Re Recorded on 12/28/2010 as Instrument No. 2010 4622 T-J2; and Notarial Act of Correction recorded on 03/09/2005 as Document No. 2005 8527 T-J2 and of the records of the Harrison County, State of Mississippi; and which aforesaid Instrument conveys to TITLESOURCE LLC, Trustee and to EquiFirst Corporation., as Lender, Mortgage Electronic Registration Systems, Inc., as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. as nominee for Equifirst Corporation assigned said Deed of Trust to DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR THE REGISTERED HOLDER OF EquiFirst Mortgage Loan Trust 2005-1 Asset-Backed Certificates, Series 2005-1 via an instrument filed of record on September 27, 2019 as Document No. 2019-2962--J2, Property is located in 2nd Judicial District but We have an Another AOM Recorded in 1st Judicial District which AOM recorded on 09/24/2010 as Document No. 2010 9749 T -J1 for information purposes in the office of the Clerk of the Harrison County, State of Mississippi; and
WHEREAS, DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR THE REGISTERED HOLDER OF EquiFirst Mortgage Loan Trust 2005-1 Asset-Backed Certificates, Series 2005-1 appointed Western Progressive - Mississippi, Inc., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 03/11/2026 and recorded on 04/01/2026 as Document No. 2026-0001804-T-J2 of the records of the Harrison County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
