SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on March 2, 2018, Jeffrey Marc Stewart and Crystal D. Stewart, husband and wife executed a certain deed of trust to Donald G. Griffin, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Community Bank of Mississippi, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Jackson County, State of Mississippi in Book 3495 at Page 600 Instrument No. 201803926; and WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated April 2, 2026 and recorded in the aforesaid Chancery Clerk's Office in Instrument 202606632 Book 4233 Page 134; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Wells Fargo Bank, N.A., the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on May 15, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main West Front Door of the County Courthouse of Jackson County, located at 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash or certified funds the following described property situated in Jackson County, State of Mississippi, to-wit: The East 220 feet of the West 330 feet of the following described property: That certain lot or parcel of land lying in the SE 1/4 of the NE 1/4 of the NW 1/4 of Section 2, Township 7 South, Range 9 West, Jackson County, Mississippi, and commencing at a point on the South side of Glendale Road, where same is intersected by the East line of the aforesaid 10 acre parcel of land, running thence South along the East line of said 10 acre parcel of land a distance of 396 feet, thence running West a distance of 660 feet to the West line of said 10 acre parcel above described, thence running North along the West line of said parcel of land a distance of 396 feet to the South line of Glendale Road, thence running East along the South line of Glendale road a distance of 660 feet to the Point of Beginning of the parcel herein conveyed. I WILL CONVEY only such title as vested in me as Substituted Trustee.
