Substitute Trustee's Notice of Sale SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on October 24, 2022, WILLIAM R. MALLETTE and JUDY L. MALLETTE executed a Deed of Trust to Matthew Perkins, Trustee for the benefit of FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF PASCAGOULA-MOSS POINT, Beneficiary, which Deed of Trust is recorded in Deed of Trust Book 3949 at Page 655, in the Office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF PASCAGOULA-MOSS POINT, the legal holder of said Deed of Trust and the Note secured thereby, substituted SCOTT CORLEW, as Trustee therein, as authorized by the terms thereof, by instrument dated May 9, 2025, and recorded in Deed of Trust Book 4150, Page 805, on file in the office of the aforesaid Chancery Clerk; and WHEREAS, default having been made in the terms and conditions of said Deed of Trust recorded in Deed of Trust Book 3949, at Page 655, on file in the Office of the aforesaid Chancery Clerk, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale; NOW, THEREFORE, I, SCOTT CORLEW, Substitute Trustee in said Deed of Trust recorded in Deed of Trust Book 3949, at Page 655, on file in the Office of the aforesaid Chancery Clerk, will on the 18th day of May A.D., 2026, offer for sale and will sell at public outcry to the highest bidder for cash, within the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the West front door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, Jackson County, Mississippi, the following described property situated and lying in Jackson County, Mississippi , to-wit: A tract of land situated in Section 7, Township 6 South, Range 7 West, Jackson County, Mississippi, more particularly described as follows: Commencing at the Southwest corner of Section 7, and point being the Southwest corner of Little Bluff Estates Subdivision, Phase 2 (Plat Book 20, Page 43); thence North 0 degrees 12 minutes 44 seconds West along the West line of said section and along the West line of said subdivision 1325.94 feet to a ½ inch iron rod at the Northwest corner of Little Bluff Estates Subdivision, Phase 1 (Plat Book 20, Page 42) and to the Northwest corner of the Southwest Quarter of the Southwest Quarter of Section 7, thence North 89 degrees 31 minutes 28 seconds East along the North line of said subdivision and along the North line of said quarter 599.57 feet to a ½ inch iron rod, thence North 0 degrees 11 minutes 22 seconds West 1328.36 feet to a ½ inch iron rod at the Southwest corner of that property described in Deed Book 1586, Page 875; thence North 0 degrees 11 minutes 22 seconds West along the West line of said property 427.12 feet to the Point of Beginning; thence North 0 degrees 11 minutes 22 seconds West along the West line of said property 297.00 feet to the Northwest corner of said property, thence North 89 degrees 51 minutes 02 seconds East long the North line of said property 679.03 feet ti a corner of said property, thence South 0 degrees 09 minutes 40 seconds East 30.00 feet, thence South 89 degrees 51 minutes 02 seconds West 382.92 feet, thence South 0 degrees 11 minutes 22 seconds East 267.00 feet, thence South 89 degrees 51 minutes 02 seconds West 297.00 feet to the Point of Beginning. AND ALSO: a perpetual nonexclusive easement for all purposes, including but not limited to, ingress and egress and utilities, described as follows: Beginning at the Northeast corner of the above described property; thence North 0 degrees 09 minutes 40 seconds along a line of that property described in Deed Book 1586, Page 875, 270.65 feet to the South right-of-way of Jim Ramsey Road, thence South 74 degrees 16 minutes 47 seconds East along the South right-of-way of Jim Ramsey Road 31.68 feet to the Northeast corner of that property described in Deed Book 1586, Page 875, thence South 0 degrees 09 minutes 40 seconds East along the East line of said property 291.99 feet, thence South 89 degrees 51 minutes 02 seconds West 30.47 feet to the Eastern most South corner of the above described property, thence North 0 degrees 09 minutes 40 seconds West 30.00 feet to the Point of Beginning. Being the same property as shown on survey of Lewis Aldred, Jr., dated June 3, 2010, which is attached to Warranty Deed recorded in Book 1669, Pages 174-177, Land Deed Records of Jackson County, Mississippi. Also being the same property and easement conveyed to William R. Mallette and wife, Judy L. Mallette, by Warranty Deed dated March 7, 2012 and recorded in Book 1669, Pages 174-177, Land Deed Records of Jackson County, Mississippi.
