SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on the June 25, 2020, Joseph L Taranto, II and Kayla Diane Taranto, executed a Deed of Trust to Pilger Title Co., Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison (1st District - Gulfport) County, Mississippi, in Deed of Trust July 1, 2020, Document No. 20206287-T-J1 thereof;
WHEREAS, said Deed of Trust was ultimately assigned to Lakeview Loan Servicing, LLC by assignment on file and of record in the office of the Chancery Clerk of Harrison (1st District - Gulfport) County, Mississippi, in March 12, 2025, Document No. 2025-0004586-T-J1 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Foundation Legal Group, LLP fka Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in April 10, 2026, Document No. 2026-0006743-T-J1 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Foundation Legal Group, LLP fka Wilson & Associates, PLLC, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) Harrison County Courthouse (1st Judicial District), 1801 23rd Avenue, Gulfport, MS 39501, on May 19, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in Harrison (1st District - Gulfport) County, State of Mississippi, to-wit:
A parcel of land situated in the Southwest One-Fourth of the Northeast One-Fourth [SW 1/4 of N/E 1/4], Section 11, Township 5 South, Range 11 West, First Judicial District of Harrison County, Mississippi, described as follows, to-wit; Begin at a point on the West right-of-way of Mississippi Highway No. 67 as now located where said highway crosses the North line of said 40 acre tract, and thence running South along the West side of said highway 210 feet; thence running due West 420 feet to a point; thence running northwesterly parallel to the aforesaid highway a distance of 210 feet to a point; thence running due East along the North line of said 40 acre tract to the West side of the aforesaid Highway No. 67, being the point of beginning, containing two [2] acres, more or less. Subject to various prior conveyances and reservations of mineral rights by predecessors in title.
Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
