NOTICE OF SUBSTITUTE TRUSTEE'S SALE

COUNTY OF 2ND DISTRICT HARRISON
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated April 17, 2014, executed by JOAN F WHITE AKA JOAN S WHITE conveying certain real property therein described to DENISE MCLAURIN, as Trustee, for REGIONS BANK D/B/A REGIONS MORTGAGE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 2nd District Harrison County, Mississippi filed and recorded April 23, 2014, at Instrument Number 2014 1075T-J2; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK D/B/A REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on May 12, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the South Front Door of the Harrison County Courthouse (2nd Judicial District), 730 Dr. Martin Luther King Jr. Boulevard, Biloxi, MS 39530 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 2nd District Harrison County, Mississippi, to wit:
LOT 3, INDIAN HEAD SUBDIVISION, A SUBDIVISION IN HARRISON COUNTY, MISSISSIPPI AS PER MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HARRISON COUNTY, SECOND JUDICIAL DISTRICT, MISSISSIPPI IN PLAT BOOK 11 AT PAGE 45. THIS PROPERTY BEING THE SAME PROPERTY CONVEYED TO JOHN B. WHITE AND JOAN S. WHITE IN WARRANTY DEED EXECUTED BY GENE W. COKER AND BEVERLY A. COKER DATED APRIL 1, 1997, RECORDED ON APRIL 22, 1997, IN DEED BOOK 307 AT PAGE 158 THEREOF IN THE OFFICE OF THE CHANCERY CLERK OF THE SECOND JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI.
PROPERTY ADDRESS: The street address of the property is believed to be 411 POST LN, BILOXI, MS 39531. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser's tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
