SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on September 19, 2016, John E. Pierotich, Jr., an unmarried person and Glenda R. Kovacevich, a/k/a Glenda Rachelle Kovacevich, an unmarried person, as joint tenants with full rights of survivorship and not as tenants in common, executed a certain deed of trust to William Lee Guice, Trustee for the benefit of Keesler Federal Credit Union, which deed of trust is of record in the Office of the Chancery Clerk of Jackson County, State of Mississippi in Book 3384 at Page 500; and
WHEREAS, Keesler Federal Credit Union, has heretofore substituted McPhail Sanchez, LLC as Trustee by instrument dated April 2, 2026, and recorded in the aforesaid Chancery Clerk's Office in Book 4232 at Page 541; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Keesler Federal Credit Union, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, McPhail Sanchez, LLC, Substituted Trustee in said deed of trust, will on May 21, 2026 offer for sale at public outcry through duly appointed auctioneer and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at West Front Door of the Jackson County Courthouse, located at 3104 Magnolia Street, Pascagoula, MS 39567 to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to-wit:
Lot 18, Culeoka Subdivision, Part 2, a subdivision according to the map or plat thereof on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 18, at Page 50.
ATTENTION ALL PROSPECTIVE BIDDERS: On March 1, 2026, the data collection and reporting requirements under the U.S. Financial Crimes Enforcement Network (FinCEN) new Anti-Money Laundering Rule (Rule), found at 89 FR 70258, went into effect. The Rule applies to certain residential real estate sale transactions (including some that go beyond the typical one-to-four family residence) where the transfer is to a legal entity or trust, and which includes cash purchases, private financing or financing provided by an institution not subject to a federal Anti-Money Laundering or Suspicious Activity Report requirement. As part of this Rule, buyers and sellers are required to provide additional information and documentation about themselves, their legal entities, and/or the source of funds used in the reportable transaction. The collection of this information and documentation is required to comply with the Rule's federal reporting requirements. This notice is provided for informational purposes only and does not constitute legal advice. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code, (2) to final confirmation and audit of the status of the loan with the holder of the Deed of Trust, and (3) to confirmation that the successful bidder has timely provided all information required by the Rule, 89 FR 70258. The Substitute Trustee, on behalf of the holder of the Deed of Trust, reserves the right to rescind the foreclosure sale at its own discretion.
