TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 15th day of November, 2019, Juanita L. Preston and Amanda Joy Preston (the "Borrowers") executed that certain Deed of Trust in favor of P. Ann Bailey, Trustee, for the benefit of Renaissance Community Loan Fund, Inc., Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison County, First Judicial District, Mississippi, as Instrument 2019-10131-T-J1 (the "Deed of Trust"); and
WHEREAS, default having been made in the performance of the terms and conditions set forth by said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, the Beneficiary having requested the undersigned Trustee to execute the trust and sell said land and property therein described in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale; and
NOW, THEREFORE, I, P. Ann Bailey, Trustee of said Deed of Trust will on the 30th day of April, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) at the front door on the East Side of the County Courthouse of the First Judicial District, Harrison County, MS, located in Gulfport, Mississippi, for cash to the highest and best bidder, the following described land and property situated in the First Judicial District of Harrison County, State of Mississippi, to-wit:
Lot 11, Block 6, Part 3 KERNS ADDITION TO BEL-AIRE SUBDIVISION, a subdivision according to the official map or plat thereof on file and of record in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi in Plat Book 26 at page 30.
This property is to be sold subject to the Deed of Trust referenced above, and recorded as Instrument 2019-10131-T-J1, in the records of the above said Chancery Clerk's office, and the underlying indebtedness secured thereby.
I will convey only such title as is vested in me as Trustee.
