SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE File: MS23028 WHEREAS, on December 20, 2022, William Worley executed a certain Deed of Trust to Katy E. Boyer-Langston, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Mid-Continent Funding, Inc., its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, on December 21, 2022, in Book 3960, Page 844-857, as Document Number 202227589 and modified pursuant to the Modification recorded on August 6, 2025 in Book 4172, at Page 720-729, as Document Number 202514842. WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on February 26, 2026 in Book 4222, in Page 520-521, as Document Number 202603732; and WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 21, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Jackson County in Pascagoula, Mississippi, to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to wit: The Land referred to herein below is situated in the County of Jackson, State of Mississippi, and is described as follows: That certain piece or parcel of land situated in Section 18, Township 8 South, Range 5 West, Jackson County, Mississippi, and being more particularly described as follows, to-wit: PARCEL 1: The East 32 feet of Lot 1 of Lum Sullivan Subdivision, as per plat or survey made March 13, 1958 and recorded in Surveyor's Record Book 1, Page 289 on file in the office of the Chancery Clerk of Jackson County, Mississippi. Said land measuring 32 feet East and West by 75 feet North and South and being located and situated in Section 18, Township 8 South, Range 5 West, Jackson County, Mississippi. Said parcel being further described as county parcel no. 41980001.000 ALSO: PARCEL 2: The West 98 feet of Lot 1 of Lum Sullivan Subdivision, as per survey made March 13, 1958 and recorded in Surveyor's Record Book 1, Page 289, on file in the office of the Chancery Clerk of Jackson County, Mississippi, together with all improvements situated thereon.
