WHEREAS, on December 29, 2010, Michael A. Commiskey executed a certain Deed of Trust to William L. Guice, III, Trustee for the use and benefit of Keesler Federal Credit Union which Deed of Trust is of record in the office of the Chancery Clerk of Harrison County, Mississippi, on January 20, 2011, as Document Number 2011 671 T-J1 and modified pursuant to the Modification recorded on September 23, 2021, as Document Number 2021-0027352-T-J1.
WHEREAS, Lakeview Loan Servicing, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on February 27, 2026, as Document Number 2026-0003654-T-J1; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Lakeview Loan Servicing, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 28, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Harrison County in Gulfport, Mississippi, to the highest and best bidder for cash the following described property situated in Harrison County, Mississippi, to wit:
The South 22.8 feet of Lot 15, all of Lot 16 and the North 18.2 feet of Lot 17, in Block 4 of Trautman Subdivision in the City of Long Beach, Mississippi, as per map or plat thereof recorded in Book 4 at Page 30 of the Record of Plats on file in the office of the Chancery Clerk of Harrison County, First Judicial District, Mississippi.

I will convey only such title as vested in me as Substituted Trustee.
