NOTICE OF SUBSTITUTE TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated June 22, 2022, executed by JAMMIE N HAGEMAN conveying certain real property therein described to MEGAN K. TROTT, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS BENEFICIARY, AS NOMINEE FOR GULF SOUTH
MORTGAGE, LLC., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Harrison County, Mississippi filed and recorded June 27, 2022, at Instrument Number 2022-0016110-T-J1; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to NEWREZ LLC; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on May 20, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the East Front Door of the Harrison County Courthouse (1st Judicial District), 1801 23rd Avenue, Gulfport, MS 39501 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Harrison County, Mississippi, to wit:
A PARCEL OF LAND BEING PART OF THE SW ¼ OF SECTION 6, TOWNSHIP 5 SOUTH, RANGE 11 WEST, FIRST JUDICIAL DISTRICT, HARRISON COUNTY, MISSISSIPPI, AND BEING PART OF LOT 1, 2, AND 3 OF BLOCK 18, ORIGINAL SAUCIER SUBDIVISION, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGIN AT A FOUND 1/2" REBAR ON THE WEST MARGIN OF 1ST STREET (PUBLIC PAVED ROAD) MARKING THE NE CORNER OF LOT 1, BLOCK 18, ORIGINAL SAUCIER, THENCE ALONG SAID MARGIN S 8° 36' 09" W 149.96 FEET TO A SET ½" REBAR; THENCE LEAVING SAID MARGIN N 81° 23' 31" W 151.67 FEET TO A SET ½" REBAR ON THE EAST MARGIN OF CHURCH AVENUE (OLD HIGHWAY 49); THENCE ALONG SAID MARGIN N 00° 16' 57" E 93.05 FEET TO A FOUND ½" REBAR; THENCE N 8° 22' 028" E 57.59 FEET TO A FOUND ½" REBAR; THENCE LEAVING SAID MARGIN S 81° 29' 44" E. 165.36 FEET BACK TO THE POINT OF BEGINNING, THE AREA BEING 0.554 ACRES MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 24073 1ST ST, SAUCIER, MS 39574. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser's tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
