SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 18, 2016, Joseph Vassallo, III and Rebecca E. Vassallo executed a certain deed of trust to Todd Stiverson, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for New Penn Financial, LLC, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Harrison County, State of Mississippi in Instrument No. 2016 7550 T-JI; and
WHEREAS, LOGS Legal Group, LLP has heretofore been substituted as Trustee by instrument dated April 9, 2025 and recorded in the aforesaid Chancery Clerk's Office in INSTRUMENT 2025-0006887-T-J1; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, MidFirst Bank, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LOGS Legal Group, LLP, Substituted Trustee in said deed of trust, will on May 5, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Main Door of the County Courthouse of Harrison County, located at 1801 23rd Avenue, Gulfport, MS 39501, to the highest and best bidder for cash or certified funds the following described property situated in Harrison County, State of Mississippi, to-wit:
Commencing at the Southwest corner of the Northwest Quarter of the Northeast Quarter of Section 10, Township 8 South, Range 12 West, Harrison County, Mississippi, run thence North 105.0 feet to a point; thence East 15.0 feet to an iron rod which is the Point of Beginning, from this Point of Beginning, run thence North 30.0 feet to an iron rod, thence East 645.0 feet to an iron rod; thence South 135.0 feet to an iron rod; thence West 345.0 feet to an iron pipe, thence North 105.0 feet to an iron rod; thence West 300.0 feet to the Point of Beginning. Being located in and a part of the Northwest Quarter of the Northeast Quarter of Section 10, Township 8 South, Range 12 West, First Judicial District of Harrison County, Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
