SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on April 30, 2020, Stephen Frank Perkins, Jr. and Shonda Lynn Perkins, husband and wife executed a certain deed of trust to Scott Everett, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Everett Financial, Inc. d/b/a Supreme Lending, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Jackson County, State of Mississippi in Book 3668 at Page 417; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated February 18, 2026 and recorded in the aforesaid Chancery Clerk's Office in Book 4221 Page 520; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Everett Financial Inc DBA Supreme Lending, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on April 3, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main West Front Door of the County Courthouse of Jackson County, located at 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash or certified funds the following described property situated in Jackson County, State of Mississippi, to-wit:
Commencing at the Northeast corner of Section 26, Township 6 South, Range 6 West. Jackson County, Mississippi; thence run South 305 feet; thence run West 542 feet; thence run South 26 degrees 34 minutes East a distance of 425.7 feet to the point of beginning. From said point of beginning run South 15 degrees 42 minutes West a distance of 403 feet to the North margin of a paved road; thence run South 76 degrees 18 minutes East a distance of 150 feet along said public road; thence run North 15 degrees 42 minutes East a distance of 300 feet; thence run North 41 degrees 11 minutes West a distance of 178.8 feet to the point of beginning.
AND ALSO:
Commencing at the Northeast corner of Section 26, Township 6 South, Range 6 West, Jackson County, Mississippi; thence run South 305 feel; thence run West 542 feet for a point of beginning. From said point of beginning continue West 160.5 feet to a point; thence run Southerly along an old fence 700 feet, more or less. to the North margin of a paved public road; thence run South 73 degrees 27 minutes East a distance of 242.4 feet; thence run North 15 degrees 42 minutes East a distance of 403 feet; thence run North 26 degrees 34 minutes West a distance of 425.7 feet to the point of beginning.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
