NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, on 05/27/2025, EBONY MARY JONES AND TERESA JONES executed a Promissory Note payable to the order of Security National Mortgage Company, as Lender.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 05/27/2025, executed by EBONY MARY JONES, AN UNMARRIED WOMAN, AND TERESA JONES, AN UNMARRIED WOMAN and being recorded on 06/03/2025 in Book 4155, Page 890-904 as Document No. 202510149 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to PILGER TITLE COMPANY., Trustee and to Security National Mortgage Company, as Lender, Mortgage Electronic Registration systems, Inc., as Beneficiary, the hereinafter described property; and
WHEREAS, Security National Mortgage Company, as Lender, Mortgage Electronic Registration systems, Inc., as Beneficiary assigned said Deed of Trust to SERVIS ONE, INC. DBA BSI FINANCIAL SERVICES via an instrument filed of record on January 8, 2026 as Document No. 202600289, in Book 4212, and at Page 40 in the office of the Clerk of the Jackson County, State of Mississippi; and
WHEREAS, SERVIS ONE, INC. DBA BSI FINANCIAL SERVICES appointed Western Progressive - Mississippi, Inc., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 01/02/2026 and recorded on 01/08/2026 in Book 4212, Page 42 as Document No. 202600290 of the records of the Jackson County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 03/25/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567 the following described property located and situated in Jackson County, Mississippi, to wit:
LOT 54, LAKEWOOD ESTATES SUBDIVISION, PART 1, A SUBDIVISION ACCORDING TO THE MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, MISSISSIPPI, IN PLAT BOOK 14, AT PAGE 27.
More commonly known as: 1703 LADNIER RD, GAUTIER, MS 39553
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
