SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on March 6, 2012, David R. Waller, Jr. and Anna W. Waller, a married couple, as Borrower, executed a Deed of Trust to Tim Williams, as Trustee for the benefit of 21st Mortgage Corporation, as Lender, which is recorded as Instrument 2012-2548T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and
WHEREAS, 21st Mortgage Corporation appointed and substituted Andrew R. Wilson as Trustee under the Deed of Trust pursuant to a Substitution of Trustee recorded as Instrument 2026-0002774-D-J1 in the office of the aforesaid Chancery Clerk; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, 21st Mortgage Corporation, having requested the undersigned Substituted Trustee to execute the trust and sell the land and property, pursuant to the power of sale contained in the Deed of Trust and Mississippi law, for the purpose of raising the sums due under the Deed of Trust together with Trustee's fees, attorneys' fees, and expenses of sale.
NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on March 25, 2026, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11 a.m. and 4 p.m.) at the east front door of the Harrison County Courthouse (First Judicial District) in Gulfport, Mississippi, the following described property together with all improvements and fixtures situated thereon, being the same property described in the Deed of Trust:
Lot 10, Flushing Meadows Subdivision, as per map or plat thereof on file and of record in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi.
Said parcel of property carries the County Parcel Number 0403-19-011.044.
AND ALSO:
2004 Cavalier Mobile Home, 80X16, with a Serial Number of CV04AL0453657.
Being the same property conveyed to 21st Mortgage Corporation by deed dated 8/29/2011 and recorded 9/1/2011 in Book 2011 Page 5543 in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi.
Said parcel of property is the same recorded in Deed Book 1543 Page 210 Land Deed Records of Jackson County, Mississippi. Said Book and Page reference was inadvertently listed as Book 154, Page 210 in the subsequent Deed to Slade Gros and Allison Gros recorded in Book 2005, Page 20977, as well as the above referenced deed.
I WILL CONVEY only such title as is vested in me as Substituted Trustee without warranty of any kind, express or implied. The property will be sold subject to any prior or superior liens, unpaid taxes, and matters of record.
