NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF 2ND DISTRICT HARRISON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 11, 2014, executed by ROY D PYRON conveying certain real property therein described to MATHEWS AND MATHEWS, PLLC, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS BENEFICIARY, AS NOMINEE FOR HOMETOWN MORTGAGE SERVICES INC-POP, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 2nd District Harrison County, Mississippi filed and recorded March 18, 2014, at Instrument Number 2014 702 T-J2; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Onity Loan Acquisition Trust 2025-HB1; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on April 15, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the front steps of the south side of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 2nd District Harrison County, Mississippi, to wit: LOT 62, SUNKIST MANOR, 3RD ADDITION, A SUBDIVISION LOCATED IN THE SECOND JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI, AS PER MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HARRISON COUNTY, MISSISSIPPI, ON PLAT BOOK 6, PAGE 8. PROPERTY ADDRESS: The street address of the property is believed to be 2074 TRAILWOOD DR, BILOXI, MS 39532. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
