TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 28th day of March, 2022, Brandi Anne Broadus, (the "Borrower") executed that certain Deed of Trust in favor of P. Ann Bailey, Trustee, for the benefit of Renaissance Community Loan Fund, Inc., Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison County, Second Judicial District, Mississippi, as Instrument No. 2022-0002452-T-J2 (the "Deed of Trust"); and
WHEREAS, on the 28th day of March, 2022, the Borrower also executed that certain Deed of Trust in favor of P. Ann Bailey, Trustee, for the benefit of Renaissance Community Loan Fund, Inc., Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison County, Second Judicial District, Mississippi, as Instrument No. 2022-0002453-T-J2, which is subordinate to the Deed of Trust;
WHEREAS default having been made in the performance of the terms and conditions set forth by said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, the Beneficiary having requested the undersigned Trustee to execute the trust and sell said land and property therein described in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, P. Ann Bailey, Trustee of said Deed of Trust will on the 12th day of March, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on the front steps of the South Side of the County Courthouse of the Second Judicial District, Harrison County, MS, located in Biloxi, Mississippi, for cash to the highest and best bidder, the following described land and property situated in Harrison County, State of Mississippi, to-wit:
That certain lot or parcel of land on the East side of Santini Street, North of Division Street having a frontage on Santini Street of One Hundred (100) Feet, running back East between parallel lines, a distance of One Hundred Fifty-Seven (157) feet. Bounded on the North by Michael Poulos, East by Vassali, et al, South by C. M. Kornman, Jr. and West by Santini Street; being that same property conveyed by Alfred A. Kornman Sr. and Clarence M. Kornman to Clarence M. Kornman and wife, Mildred Kornman, by Warranty Deed dated August 1, 1994, and filed for record and recorded in Book 273, Page 398, Records of Deeds, Harrison County, Mississippi
Being the North One Hundred (100) feet of that certain property described in Deed dated August 20, 1971, and recorded in Record of Deeds Book 20, Page 154, of the Second Judicial District of Harrison County, Mississippi.
I will convey only such title as is vested in me as Trustee.
