NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 10/31/2002, GLADYS TART executed a promissory note payable to the order of NEW CENTURY MORTGAGE CORPORATION.
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 10/31/2002, executed by GLADYS TART and being recorded on 11/13/2002 in Book 2517, Page 574 as Document No. 2002 20017 T of the records of the Harrison County, State of Mississippi; and which aforesaid Instrument conveys to PRESTIGE TITLE, Trustee and to NEW CENTURY MORTGAGE CORPORATION, as Beneficiary, the hereinafter described property; and
WHEREAS, NEW CENTURY MORTGAGE CORPORATION assigned said Deed of Trust to Deutsche Bank National Trust Company, as Trustee for Morgan Stanley Dean Witter Capital I Inc. Trust 2003-NC2, Mortgage Pass-Through Certificates, Series 2003-NC2 via an instrument filed of record on October 30, 2025 as Document No. 2025-0023845-T-J1, in the office of the Clerk of the Harrison County, State of Mississippi; and
WHEREAS, Deutsche Bank National Trust Company, as Trustee for Morgan Stanley Dean Witter Capital I Inc. Trust 2003-NC2, Mortgage Pass-Through Certificates, Series 2003-NC2 appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 01/08/2026 and recorded on 02/04/2026 as Document No 2026-0002189-T-J1 of the records of the Harrison County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 03/11/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash At East Front Door, Harrison County Courthouse (1st Judicial District), 1801 23rd Avenue, Gulfport, MS 39501, the following described property located and situated in Harrison, Mississippi, to wit:
LOTS EIGHTEEN (18) AND NINETEEN (19) IN BLOCK ONE HUNDRED SIXTEEN (116) OF ORIGINAL GULFPORT SUBDIVISION TO THE COUNTY OF HARRISON, STATE OF MISSISSIPPI, AS PER THE OFFICIAL MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HARRISON COUNTY, MISSISSIPPI, TOGETHER WITH ALL IMPROVEMENTS SITUATED THEREON.
More commonly known as: 1912 33RD AVENUE, GULFPORT, MS 39501
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
