SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE WHEREAS, on February 15, 2007, BRENDA NOBLE, MICHAEL T. NOBLE, WIFE AND HUSBAND, executed a Deed of Trust to VAUGHN, BOWDEN & WOOTEN, as Trustee and MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR AMERICAN BROKERS CONDUIT, ITS SUCCESSORS AND ASSIGNS, as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison County, Mississippi, First Judicial District, in Instrument Number 2007-4677T-J1; which Deed of Trust has been duly transferred and assigned to HSBC BANK USA, NATIONAL ASSOCIATION AS TRUSTEE FOR MERRILL LYNCH MORTGAGE INVESTORS, INC., MORTGAGE PASS-THROUGH CERTIFICATES, MANA SERIES 2007-AF1 by assignment recorded on March 6, 2013, in Instrument Number 2013-2463 T -J1 in the office of the Chancery Clerk of Harrison County, Mississippi, First Judicial District; and WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and HSBC BANK USA, NATIONAL ASSOCIATION AS TRUSTEE FOR MERRILL LYNCH MORTGAGE INVESTORS, INC., MORTGAGE PASS-THROUGH CERTIFICATES, MANA SERIES 2007-AF1, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor. THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the East Main Front Door of the Harrison County Courthouse, First Judicial District, located at 1801 23rd Avenue at Gulfport, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on March 10, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust. Padgett Law Group will convey only such title as vested in it as Substituted Trustee. The premises to be sold are described as: LOT 19, BLOCK 6, STANDARD LAND COMPANY'S ADDITION, IN THE CITY OF GULFPORT, A SUBDIVISION ACCORDING TO THE OFFICIAL MAP OR PLAT THEREOF ON THE FILE AND OF THE RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HARRISON COUNTY, FIRST JUDICIAL DISTRICT, MISSISSIPPI. The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded.
