NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, on December 4, 2009, DIONNE R. FANTROY executed and delivered a Deed of Trust to Charliene Roemer, Trustee for HABITAT FOR HUMANITY OF THE MISSISSIPPI GULF COAST, INC., which is recorded in Deed of Trust Book 2864 at Page 789 (Instrument #200923661) in the Office of the Chancery Clerk of Jackson County, Mississippi; and
WHEREAS, HABITAT FOR HUMANITY OF THE MISSISSIPPI GULF COAST, INC. appointed G. Martin Warren, Jr. as Substitute Trustee by instrument dated May 27, 2014, and recorded in Deed of Trust Book 3212 at Page 302 (Instrument #201407551) in the aforesaid Chancery Clerk's office; and
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, which default has continued for a period of time necessary for the holder to declare the entire unpaid balance immediately due and payable, and HABITAT FOR HUMANITY OF THE MISSISSIPPI GULF COAST, INC., the holder of the Deed of Trust as aforesaid, having requested the undersigned Substitute Trustee so to do, I will on the 2nd day of March, 2026, offer for sale at public outcry and sell during the legal hours, being between the hours of 11:00 o'clock a.m. and 4:00 o'clock p.m., at the West front door of the Jackson County Courthouse, Pascagoula, Mississippi, for cash to the highest and best bidder, the following described land and property lying and being situated in the County of Harrison, State of Mississippi, and more particularly described as follows, to-wit:
LOT 198, CAMBRIDGE SQUARE SUBDIVISION, PART 3, as per plat thereof recorded in Plat Book 13, at pages 37-39, on file in the office of the Chancery Clerk of Jackson County, Mississippi.
I will convey only such title as is vested in me as Substitute Trustee.
