NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 08/18/2009, ELOISE BURNSIDE, UNMARRIED executed a promissory note payable to the order of BANK OF AMERICA, N.A..
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 08/18/2009, executed by ELOISE BURNSIDE, UNMARRIED and being recorded on 09/25/2009in Book 2847, Page 606 as Document No. 200919049 of the records of the Jackson, State of Mississippi; and which aforesaid Instrument conveys to PRLAP, INC., Trustee and to BANK OF AMERICA, N.A., as Beneficiary, the hereinafter described property; and
WHEREAS, BANK OF AMERICA, N.A. assigned said Deed of Trust to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for via an instrument filed of record on March 4, 2022 as Document No. 202204916, in Book 3886, and at Page 141 in the office of the Clerk of the Jackson, State of Mississippi; and
WHEREAS, Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 02/06/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at West Front Door of Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson, Mississippi, to wit:

Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
