SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on May 29, 2018, Chad N Kuns, a single man executed a certain deed of trust to Schwartz, Orgler & Jordan, PLLC, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Jackson County, State of Mississippi in Book 3513 at Page 510 Instrument No. 201810144; and WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated December 19, 2025 and recorded in the aforesaid Chancery Clerk's Office in Book 4209, Page 55; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Nationstar Mortgage LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on February 6, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main West Front Door of the County Courthouse of Jackson County, located at 3104 Magnolia Street, Pascagoula, MS 39567, to the highest and best bidder for cash or certified funds the following described property situated in Jackson County, State of Mississippi, to-wit: A parcel of land situated in the Northeast 1/4, Section 23, Township 5 South, Range 7 West, Jackson County, Mississippi, being more particularly described as; Commencing at a found 1/2" iron pin at the Northwest corner of the Northeast 1/4 of Northwest 1/4, said Section, Township and Range; thence run South 00 degrees 35' 07" East 1980.00 feet; thence run South 89 degrees 45' 53" East 1320.00 feet to a found 1/2" iron pin and the Point of Beginning; thence run North 89 degrees 54' 27" East 876.45 feet to a found 1" pipe on the West margin of River Road; thence run South 06 degrees 58' 59" East 330.48 feet along said margin of said road to a found bolt; thence run South 89 degrees 48' 22" West 899.26 feet to a found bolt; thence run North 03 degrees 01' 00" West 330.11 feet back to the Point of Beginning. containing 6.70 acres, more or less. I WILL CONVEY only such title as vested in me as Substituted Trustee.
