SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE WHEREAS on November 19, 2001, CHARLES A. ODENWALD, A SINGLE PERSON, executed a Deed of Trust to WELLS FARGO ESCROW CO., LLC, as Trustee, and WELLS FARGO HOME MORTGAGE, INC, as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison County, Mississippi, Second Judicial District, in Deed of Trust Record at Book 660, Page 116 as Instrument Number 2001 6264 T; which Deed of Trust has been duly transferred and assigned to NEWREZ LLC DBA SHELLPOINT MORTGAGE SERVICING, recorded on July 08, 2025, in Instrument Number 2025-0004639-T-J2, in the office of the Chancery Clerk of Harrison County, Mississippi, Second Judicial District. WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and NewRez LLC dba Shellpoint Mortgage Servicing, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor. THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash on the Front Steps of the South Side of the Second Judicial District of Harrison County Courthouse, at Biloxi, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on February 10, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust. Padgett Law Group will convey only such title as vested in it as Substituted Trustee. The premises to be sold are described as: LOT 8, BLOCK 2, SUBURBAN ACRES, A SUBDIVISION LOCATED IN THE SECOND JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI AS PER THE OFFICIAL MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF THE SECOND JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI IN PLAT BOOK 17 AT PAGE 27. The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded.
