SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF JACKSON
WHEREAS, on the 3rd day of January, 2022, Taylor Thomas, single woman, executed and delivered a certain Deed of Trust unto E. Foley Ranson, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Open Mortgage, LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Book 3894 at Page 30 Instrument# 202206960; and
WHEREAS, Taylor Thomas, single woman is also known as Taylor N. Thomas per the land records of Jackson County, Mississippi; and
WHEREAS, on the 3rd day of March, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Open Mortgage, LLC, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4132 at Page 360 Instrument# 202503476; and
WHEREAS, on the 12th day of November, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4197 at Page 560 Instrument# 202522350; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 30th day of January, 2026, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 3104 Magnolia at Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit:
LOT 12, HICKORY HILL ESTATES SUBDIVISION, UNIT #3, A SUBDIVISION, ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTYY, MISSISSIPPI, IN PLAT BOOK 9 AT PAGE 53, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
I will only convey such title as is vested in me as Substitute Trustee.
