SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on March 22, 2013, Georgina M. Simar, a single person, executed a Deed of Trust to J. Patrick Caldwell, Trustee for the benefit of BancorpSouth Bank, now Cadence Bank, which is recorded as Instrument No. 2013-1090T-J2 in the office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi; and WHEREAS, Underwood Law Firm PLLC has been substituted as Trustee under the Deed of Trust; and WHEREAS, default has been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby has been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, Cadence Bank, has requested the undersigned Substituted Trustee to execute the trust and sell the property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Substituted Trustee's fees, and expenses of sale. NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on February 18, 2026, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the south front door of the Harrison County Courthouse (Second Judicial District) in Biloxi, Mississippi, the following described property together with all improvements thereon situated in Harrison County, Mississippi, being the same property described in the Deed of Trust: A parcel of land situated in the Northeast Quarter of the Southwest Quarter of Section 35, Township 6 South, Range 10 West, City of Biloxi, Harrison County, Mississippi, being more particularly described as follows: Commencing at an iron rod found at the Southwest corner of said Northeast Quarter of the Southwest Quarter; thence along the South line of said Northeast Quarter of the Southwest Quarter; thence North 89 degrees 25 minutes 26 seconds East 329.34 feet to an iron rod found on the West margin of Husley Road; thence North 89 degrees 54 minutes 20 seconds East 40.67 feet to an iron rod set on the East margin of Husley Road at the Point of Beginning; thence along said East margin North 10 degrees 29 minutes 10 seconds West 266.14 feet to an iron rod set; thence North 89 degrees 48 minutes 49 seconds East 605.31 feet to an iron rod set; thence South 14 degrees 51 minutes 13 seconds East 271.72 feet to an iron rod set on the Southern boundary of the Cook property as per Deed Book 180, Page 241; thence along said South line of the Cook property South 89 degrees 54 minutes 20 seconds West 626.52 feet to the Point of Beginning, containing 3.709 acres, more or less.
