NOTICE OF SUBSTITUTED TRUSTEE'S SALE WHEREAS, on 11/30/2004, VALERIE J JOE executed a promissory note payable to the order of CIMARRON MORTGAGE COMPANY DBA THE MORTGAGE WAREHOUSE AS LENDER, WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 11/30/2004, executed by VALERIE J JOE AND RUBEN A JOE HER HUSBAND and being recorded on 12/13/2004 in Book 2225, Page 221 as Document No. 200437667 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to PRESTIGE TITLE MS, Trustee and to CIMARRON MORTGAGE COMPANY DBA THE MORTGAGE WAREHOUSE AS LENDER, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, as Beneficiary, the hereinafter described property; and WHEREAS, U.S. Bank National Association as Trustee assigned said Deed of Trust to U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee for Residential Asset Securities Corporation, Home Equity Mortgage Asset-Backed Pass-Through Certificates, Series 2005-KS2 via an instrument filed of record on January 12, 2009 as Document No. 200900556, in Book 2772, and at Page 617 in the office of the Clerk of the Jackson County, State of Mississippi; and WHEREAS, U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee for Residential Asset Securities Corporation, Home Equity Mortgage Asset-Backed Pass-Through Certificates, Series 2005-KS2 appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 11/26/2025 and recorded on 12/02/2025 in Book 4202, Page 228 as Document No. 202523592 of the records of the Jackson County, State of Mississippi and WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 01/21/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash At West Front Door, Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson, Mississippi, to wit: Lot 76, Second Addition to Riverwood Subdivision, as per plat thereof recorded in Plat Book 10, Page 10, Record of Official Plats on file in the Office of the Chancery Clerk of Jackson County, Mississippi. More commonly known as: 3866 RIVERPINE DR, MOSS POINT, MS 39563 Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property. As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
