SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on March 21, 2023, Philip Cameron Pepper, an unmarried man and Rachel Elizabeth Gamble, an unmarried woman executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Fairway Independent Mortgage Corporation, its successors and assigns, which deed of trust was recorded on March 23, 2023, as Instrument No. 202305438, in Book 3979, Page 265, in the office of the Chancery Clerk of Jackson County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to Lakeview Loan Servicing, LLC by assignment recorded in Book 4141, Page 262 as Instrument No. 202506052 in the office of the Chancery Clerk of Jackson County, Mississippi. WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded December 12, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 202524407 in Book 4205, Page 282 prior to the posting and publication of this notice; and WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Lakeview Loan Servicing, LLC, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale; THEREFORE, on January 21, 2026, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the front door of the Jackson County Courthouse at 3104 Magnolia Street, Pascagoula, Mississippi, the following described land, property and improvements lying and being situate in Jackson County, Mississippi, to-wit: That certain parcel of land located in Section 16, Township 7 South, Range 9 West, Jackson County, Mississippi, being more particularly described as: Commencing at an existing iron pipe marking the Southwest Corner of Lot Forty-Six (46); LEMOYNE ESTATES SUBDIVISION, as per Plat Book 10 at Page 26; thence run South 89 degrees 44 minutes 18 seconds East along the South line of said Lot Forty-Six (46), for 116.14 feet to an iron rod; thence run South 03 degrees 54 minutes 24 seconds West along a fence for 78.17 feet to an iron rod; thence run South 02 degrees 01 minutes 05 seconds West for 20.66 feet to the point of beginning; thence run North 89 degrees 34 minutes East for 99.89 feet to an iron pin on the apparent West margin of Bienville Drive; thence run South 00 degrees 26 minutes 45 seconds East along said West margin for 100.0 feet to an iron rod; thence run South 89 degrees 34 minutes West for 120.37 feet to a point; thence run North 00 degrees 32 minutes 41 seconds East along fence for 73.11 feet to a post; thence run North 02 degrees 03 minutes 38 seconds East for 5.49 feet to an iron rod; thence run South 89 degrees 44 minutes 24 seconds East for 18.05 feet to an iron rod; thence run North 02 degrees 01 minutes 05 seconds East for 21.65 feet to the Point of Beginning. The above described property is subject to a 30 foot ingress and egress easement described as follows: That certain parcel of land located in Section 16, Township 7 South, Range 9 West, Jackson County, Mississippi, being more particularly described as: Commencing at an existing iron pipe marking the Southwest Corner of Lot Forty-Six (46), LEMOYNE ESTATES SUBDIVISION, as per Plat Book 10 at Page 26; thence run South 89 degrees 44 minutes 18 seconds East along the South line of said Lot Forty-Six (46), for 116.14 feet to an iron rod; thence run South 03 degrees 54 minutes 24 seconds West along a fence for 78.17 feet to an iron rod; thence run South 02 degrees 01 minutes 05 seconds West for 12.07 feet to the Point of Beginning; thence run North 89 degrees 34 minutes East for 100.55 feet to a point on the apparent West margin of Bienville Drive; thence run South 06 degrees 23 minutes 50 seconds West along said margin for 8.65 feet to an iron pipe; thence run South 00 degrees 26 minutes 45 seconds East along said West margin for 21.41 feet to a point; thence run South 89 degrees 34 minutes West for 100.81 feet to a point; thence run North 02 degrees 01 minutes 05 seconds East for 30.02 feet to the Point of Beginning, Being the same property described in the Class "B" Survey dated July 7, 2005, by Eric Menhennett P.L.S. Tax Parcel Number: 03616128.030. I WILL CONVEY only such title as is vested in the Substitute Trustee.
