NOTICE OF SUBSTITUTE TRUSTEE'S SALE WHEREAS, on 02/03/2005, STEVEN R. BUENO executed a Promissory Note payable to the order of EquiFirst Corporation., as Lender. WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 02/03/2005, executed by STEVEN R. BUENO AND TERESA L. BUENO, HUSBAND AND WIFE and being recorded on 02/21/2005 as Document No. 2005 24656 T-J1 of the records of the Harrison County, State of Mississippi; and which aforesaid Instrument conveys to ELITE TITL INSURANCE AGENCY, INC, Trustee and to EquiFirst Corporation., as Lender, Mortgage Electronic Registration Systems, INC., as Beneficiary, the hereinafter described property; and WHEREAS, Mortgage Electronic Registration Systems, INC., assigned said Deed of Trust to U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee for Residential Asset Mortgage Products, Inc., Mortgage Asset-Backed Pass-Through Certificates, Series 2005-EFC1 via an instrument filed of record on January 8, 2010 as Document No. 2010 289 T-J1, in the office of the Clerk of the Harrison County, State of Mississippi; and WHEREAS, U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee for Residential Asset Mortgage Products, Inc., Mortgage Asset-Backed Pass-Through Certificates, Series 2005-EFC1 appointed Western Progressive - Mississippi, Inc., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 12/03/2025 and recorded on 12/10/2025 as Document No. 20250026214 of the records of the Harrison County, State of Mississippi and WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 01/14/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the East Front Door, Harrison County Courthouse (1st Judicial District), 1801 23rd Avenue, Gulfport, MS 39501, the following described property located and situated in Harrison County, Mississippi, to wit: LOT 41, NORTH EAGLE POINT SUBDIVISION, UNIT 9, A SUBDIVISION AS PER MAP OR PLAT THEREOF, ON FILE AND OF RECORD IN PLAT BOOK 40, PAGE 32, RECORDED IN THE OFFICE OF THE CHANCERY CLERK OF THE FIRST JUDICIAL DISTRICT, HARRISON COUNTY, MISSISSIPPI. More commonly known as: 11274 KARLI LANE, BILOXI, MS 39532 Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
