File: MS22138 SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE WHEREAS, on October 16, 2015, Thomas A. Isham and Anette L. Isham, Joint Tenants with full Rights of Survivorship and not as tenants in Common executed a certain Deed of Trust to J. Morton Matrick, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Reverse Mortgage Funding LLC, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Harrison County, Mississippi, on October 27, 2015, as Document Number 2015-9377-T-J1. WHEREAS, Carrington Mortgage Services LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on November 18, 2025, as Document Number 2025-0024989-T-J1; and WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Carrington Mortgage Services LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on January 14, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Harrison County in Gulfport, Mississippi, to the highest and best bidder for cash the following described property situated in Harrison County, Mississippi, to wit: The land described herein is situated in the State of Mississippi, County of Harrison, described as follows: A parcel of land located and being situated in the Northeast 1/4 of the Southeast 1/4 of Section 35, Township 5 South, Range 12 West, First Judicial District, Harrison County, Mississippi, and being more particularly described, as follows: Commencing at the Southwest corner of the Northeast 1/4 of the Southeast 1/4 of Section 35, Township 5 South, Range 12 West, Harrison County, Mississippi, and thence run East 246.0 feet to a point; thence run North 00 degrees 18 minutes 18 seconds West a distance of 303.18 feet to the Point of Beginning; thence run North 00 degrees 25 minutes 26 seconds West a distance of 263.78 feet to a point; thence run North 89 degrees 44 minutes 49 seconds East a distance of 389.83 feet to a point situated on the West margin of Briar Road; thence run in a Southwesterly direction along the west margin of Briar Road a distance of 282 feet, more or less, to a point; thence run South 89 degrees 44 minutes 50 seconds West a distance of 311.98 feet to the Point of Beginning. Said property contains 2.24 acres, more or less, and is further described as being a part of Lot 2 of Frontier Estates.
