SUBSTITUTE TRUSTERE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF JACKSON SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, GERALD TALMADGE BRADDOCK, executed a Deed of Trust to DAVID KRAUSE, Trustee, for the benefit of TONY D. BALLARD and PAULA P. BALLARD, on December 7, 2023 and duly recorded in Deed of Trust Book 4038 at Pages 273-282 in the Office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, TONY D. BALLARD and PAULA P. BALLARD, Beneficiaries, executed a Substitution of Trustee for that certain Deed of Trust duly recorded in Deed of Trust Book 4038 at Pages 273-282, to appoint and substitute E. FOLEY RANSON on October 15, 2024 and duly recorded in Deed of Trust Book 4104 at Pages 482 - 485 in the Office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, GERALD TALMADGE BRADDOCK executed a Modification of Deed of Trust Agreement dated December 3, 2024 and duly recorded in Deed of Trust Book 4116 at Pages 124-128 to modify that certain Deed of Trust dated December 7, 2023 and duly recorded in Deed of Trust Book 4038 at Pages 273-282; and WHEREAS, GERALD TALMADGE BRADDOCK has defaulted in the terms and conditions of the aforesaid Deed of Trust and the Note secured thereby and Modification of same; and WHEREAS, the owners and holders of the aforesaid Deed of Trust and Note, TONY D. BALLARD and PAULA P. BALLARD, have requested that the undersigned foreclose on the property pledged as collateral on the aforesaid Deed of Trust; NOW THEREFORE BE IT KNOWN that, I, E. FOLEY RANSON, Substitute Trustee, will on the 15th day of January, 2026, during the legal hours of 11:00 A.M. until 4:00 P.M., at the Main West Front Door of the Jackson County Courthouse in Pascagoula, Mississippi, offer for sale and sell to the highest bidder for cash, the following described real property situated in the County of Jackson, State of Mississippi, and more particularly described as follows: Lot 31, Block 32, Windsor Park Subdivision, Unit 17, a subdivision according to the map or plat thereof which is on file of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 13 at Page 36, reference to which is hereby made in aid of and as a part of this description.
