NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 03/14/2014, JENNIFER LOUISE LADNER executed a promissory note payable to the order of REVERSE MORTGAGE FUNDING LLC, AS LENDER.
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 03/14/2014, executed by JENNIFER LOUISE LADNER and being recorded on 04/07/2014 as Document No. 2014 2741 T J1 in the office of the Clerk of Harrison County, State of Mississippi - First Judicial District".; and which aforesaid Instrument conveys to THE CASANO LAW FIRM, P.A., Trustee and to REVERSE MORTGAGE FUNDING LLC, AS LENDER, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, the hereinafter described property; and
WHEREAS, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY AS NOMINEE FOR REVERSE MORTGAGE FUNDING LLC, assigned said Deed of Trust to Carrington Mortgage Services LLC via an instrument filed of record on July 15, 2025 as Document No. 2025-0014993-T-J1, in the office of the Clerk of Harrison County, State of Mississippi - First Judicial District"; and
WHEREAS, Carrington Mortgage Services LLC appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 10/30/2025 and recorded on 11/10/2025 as Document No. 2025-0024498-T-J1 in the office of the Clerk of Harrison County, State of Mississippi - First Judicial District".
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 12/29/2025, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the East Front Door Harrison County Courthouse (1st Judicial District), 1801 23rd Avenue, Gulfport, MS 39501, the following described property located and situated in Harrison, Mississippi, to wit:
