Caves, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for The First Bank, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Book 3894 at Page 810 Instrument# 202207253 and rerecorded in Book 3905 at Page 284 Instrument# 202210084; and WHEREAS, on the 4th day of November, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for The First Bank, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4195 at Page 552 Instrument# 202521631; and WHEREAS, on the 14th day of November, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4199 at Page 49 Instrument# 202522736; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 28th day of January, 2026, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 3104 Magnolia at Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit: Lot 35, College Park South Subdivision, a subdivision, according to a map or plat thereof which is on file of record in the Office of the Chancery Clerk of Jackson County, MS, in Plat Book 13, at Page 17, reference to which is hereby made in aid of and as a part of this description.
