SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, Lakesha A. Stewart, a single woman, executed that certain Land Deed of Trust dated September 29, 2009, to Ricky J. Cox as Trustee, for the benefit of Gulf Coast Renaissance Corporation, and recorded in Book 2849 at Page 65 in the Office of the Chancery Clerk of Jackson County, Mississippi and WHEREAS, Gulf Coast Renaissance Corporation, a Mississippi non-profit corporation, transferred, assigned and conveyed unto Cadles of Grassy Meadows II, LLC, all its right, title and interest (and any renewals, extensions and/or modifications thereof) in and to said Land Deed of Trust between Lakesha A. Stewart, a single woman, as Borrower, and Gulf Coast Renaissance Corporation as Lender, by "Assignment Land Deed of Trust" dated May 5, 2017, and recorded on June 30, 2017, in Book 3444 at Page 441, in the Office of the Chancery Clerk of Jackson County, Mississippi; WHEREAS, Cadles of Grassy Meadows II, LLC, transferred, assigned and conveyed unto CIRAS, LLC, all its right, title and interest (and any renewals, extensions and/or modifications thereof) in and to said Land Deed of between Lakesha A. Stewart, a single woman, as Borrower, and Gulf Coast Renaissance Corporation as Lender, by "Assignment Land Deed of Trust" dated June 6, 2017, and recorded on September 12, 2017, in Book 3461 at Page 95, in the Office of the Chancery Clerk of Jackson County, Mississippi; and WHEREAS, CIRAS, LLC, the current holder and/or assignee of said Deed of Trust, substituted Kevin A. Rogers as Trustee by Substitution of Trustee executed on January 26, 2023, and recorded on February 17, 2023, in the land records in the Office of the Chancery Clerk of Jackson County, Mississippi, in Book 3971 at Page 787; and WHEREAS, default has been made in the payment of the indebtedness secured by said Deed of Trust and the holder of the Note and Deed of Trust has requested the undersigned Trustee so to do, I will, on December 22, 2025, offer for sale at public outcry and sell during legal hours, between the hours of 11:00 A.M. and 4:00 P.M., at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 314 Magnolia, for cash to the highest bidder, the following-described property lying and being situated in the County of Jackson, State of Mississippi, being more particularly described as follows, to-wit: Lot 2, Arlington Park North Subdivision, as per plat thereof Recorded in Plat Book 16, Page 42, Record of Plats on file in the Office of the Chancery Clerk of Jackson County, Mississippi.
